Burnham Development is proud to announce that the 6842 Sunset Blvd project has officially received its Zoning approval. 

Developed by WPH Holdings LLC, designed by Studio One Eleven, and shepherded by Burnham Development, this 8-story, 70-unit project will bring 100% affordable, for-rent housing to the heart of the Hollywood CPIO District. The building will feature 58 micro-units, 11 one-bedroom units, and ground-floor supportive service office space dedicated to assisting the general homeless population.

This project serves as a prime example of how the City of LA's recently adopted Citywide Housing Incentive Program (CHIP) and its Affordable Housing Incentive Program (AHIP) are working to fast-track critical housing developments. By utilizing the AHIP ordinance alongside the Housing Element Lower Sites Streamlining program, we were able to secure a streamlined, ministerial approval process; meaning no discretionary approvals, no City Council appeals, and full CEQA exemption.

Through AHIP, we successfully leveraged base incentives for FAR (Floor Area Ratio) and parking, along with five on-menu incentives to achieve relief for open space, yard setbacks, ground floor activation, and ground floor height constraints under the Hollywood CPIO development standards.

This project is a great example of leveraging strategic real estate development to tackle the housing crisis while delivering contemporary architecture that complements Hollywood's creative energy.
